Does the owner of the rented property have to carry out a new energy diagnosis in order to revise the rent every year? This depends on the date of signing your lease, the date of completion of the previous DPE and the energy rating of your home. In fact, the climate act from 2021 prohibits owners of homes classified F or G at the diagnosis, considered as thermal targets, to increase the rent during a change of tenancy.
As the owner, you are obliged to carry out a diagnosis when changing tenancies, as this is a new tenancy. This is also the case when renewing a lease with the same tenant.
No DPE during the automatic renewal of the contract
